St. Cloud Florida Real Estate Market Report – September 2026

St. Cloud Florida Real Estate Market Report – September 2026

Home Prices, Housing Inventory, Harmony Sales & Short Sales in St. Cloud, FL

What's happening in the St. Cloud, Florida real estate market? Are home prices dropping? Are homes taking longer to sell? And why are we seeing more short sales?

In Episode 106 of the Discover St. Cloud Florida Podcast, Jeanine Corcoran, Broker/Owner of Corcoran Connect Realty, and co-host Kristin Macari break down the September 2026 housing market numbers for St. Cloud's four ZIP codes: 34769, 34771, 34772, and 34773.

They also discuss what's happening in Harmony, Harmony West, Harmony Central, vacant land sales, and the increase in distressed properties.

The biggest takeaway? Home prices are remaining relatively steady in several areas, but homes are taking longer to sell, and pricing correctly is more important than ever.

Let's look at the numbers!

34769 – Downtown St. Cloud Real Estate Market

Downtown St. Cloud recorded 21 home sales in September 2026.

Single-story homes averaged $223.74 per square foot, while two-story homes averaged $175.53 per square foot.

Prices decreased approximately 5.6% month over month but remained up about 1% compared with September 2025.

The median time to contract was 36 days, while the median time from listing to closing was 63 days.

Here's what's interesting: Active listings had a median of 80 days on the market.

That tells us that homes successfully selling are going under contract much faster than many properties still sitting on the market.

For sellers in Downtown St. Cloud, pricing and presentation are making a real difference.

34771 – Narcoossee Road & Northeast St. Cloud

ZIP code 34771 continues to be one of St. Cloud's busiest real estate markets, with 87 homes sold in September.

Single-story homes averaged $227.97 per square foot, while two-story homes averaged $194.82.

Prices increased approximately 2% compared with August but decreased 2.43% year over year.

The median time to contract was 56 days, and active listings had a median of 71 days on the market.

Housing inventory reached approximately 4.8 months of supply.

One important factor in 34771 is new construction. Resale homeowners are competing with builders who may offer closing cost assistance, interest rate buydowns, and other incentives.

For sellers, understanding that competition is essential when determining an asking price.

34772 – Southern St. Cloud Real Estate Market

During September, 62 homes sold in ZIP code 34772.

Single-story homes averaged $222.26 per square foot, while two-story homes averaged $192.41.

Prices increased approximately 1.4% month over month and decreased just 0.7% year over year.

The median time to contract was 60 days, while active homes had a median of 73 days on the market.

Inventory reached approximately 5.4 months of supply, one of the highest levels among St. Cloud's four ZIP codes.

With more homes available, buyers have additional options. For sellers, that means making sure their property stands out through condition, pricing, and marketing.

34773 – Harmony Area Real Estate Market

ZIP code 34773 recorded 27 home sales in September.

Single-story homes averaged $213.33 per square foot, while two-story homes averaged $171.90.

Prices decreased approximately 2.6% compared with August but increased 2.9% year over year.

The median time to contract was 45 days, and active listings had a median of 63 days on the market.

Housing inventory was approximately 4.3 months of supply.

Overall, the 34773 market continues to show relatively steady pricing, although individual neighborhoods can perform differently.

That's why we also track Harmony separately.

Harmony Florida Real Estate Market – September 2026

Harmony remains one of the communities we closely follow at Corcoran Connect Realty.

Here's how September sales broke down across Harmony's neighborhoods.

Harmony Main

Five properties sold in Harmony Main, including one in The Lakes at Harmony.

Among the traditional resales, one single-story home sold at $191.62 per square foot, while three two-story homes averaged $165.63.

The Lakes at Harmony recorded one sale on Sagebrush Street at $208.69 per square foot.

Harmony West

Harmony West had the most resale activity, with 18 homes sold.

Sixteen single-story homes averaged $225.27 per square foot, while two two-story homes averaged $274.33.

With only two two-story transactions, that higher average should be interpreted cautiously.

Harmony Central

Harmony Central recorded one MLS-reported sale, a single-story home at $230.27 per square foot.

Keep in mind that some builder-direct sales may not appear in the MLS.

What does this mean for Harmony homeowners?

Home values can vary significantly between Harmony Main, Harmony West, The Lakes at Harmony, and Harmony Central. Understanding recent comparable sales within your specific neighborhood is essential when determining your home's market value.

Short Sales Are Increasing in St. Cloud, Florida

One of the biggest topics in September's market report is the growing number of short sale listings.

At the time of the report, there were 51 active short sales across St. Cloud's four ZIP codes.

Here's the breakdown:

34769: 7 active short sales, representing approximately 10% of active listings.

34771: 21 active short sales, representing approximately 5% of active listings.

34772: 11 active short sales, representing approximately 3% of active listings.

34773: 12 active short sales, representing approximately 11% of active listings.

What's interesting is that 34771 had the highest number of short sales, but 34773 had the highest percentage relative to its available inventory.

Why Are We Seeing More Short Sales?

Some homeowners purchased properties when prices were higher, particularly during the pandemic-era housing market.

Combined with rising insurance costs, property taxes, and everyday expenses, some homeowners are finding themselves in difficult financial situations.

A short sale occurs when a property is sold for less than the amount needed to satisfy the mortgage debt and selling costs, with the lender's approval.

During the podcast, Jeanine shares her experience with short sales, including a recent transaction that took approximately 10 months to receive lender approval.

However, being behind on mortgage payments doesn't automatically mean you need a short sale.

Some homeowners still have equity in their properties and may be able to sell traditionally.

If you're struggling with mortgage payments, understanding your home's current value and speaking with your lender about available options are important first steps.

St. Cloud Foreclosures – September 2026

Although short sales are increasing, bank-owned properties remain relatively limited.

September's report identified:

7 active bank-owned properties

5 pending bank-owned properties

0 REO closings during September

An REO, or Real Estate Owned property, is a home that has already gone through foreclosure and is now owned by the lender.

That's different from a short sale, where the homeowner still owns the property and the lender must approve the transaction.

We'll continue monitoring both short sales and foreclosures as we move into the final quarter of 2026.

St. Cloud Vacant Land Sales – September 2026

Vacant land sales were relatively quiet during September, with five properties sold.

Four transactions were cash purchases, and one was financed conventionally.

The largest parcel was approximately 5.84 acres off Abshire Road, selling for approximately $680,000.

Another parcel of approximately 4.87 acres sold for approximately $320,000.

Whether you're looking for acreage to build a home, bring your animals, or invest in land, location, zoning, access, and property characteristics all play an important role in determining value.

What Does This Mean for St. Cloud Buyers and Sellers?

September's numbers show a housing market that continues to adjust.

For sellers, the biggest message is that pricing matters.

Buyers have more choices in several ZIP codes, and homes that aren't competitively priced may spend longer on the market.

Preparing your property, understanding competing listings, and having a strong marketing strategy are especially important.

For buyers, additional inventory may create more opportunities to compare homes and negotiate.

However, well-priced properties in desirable locations can still sell quickly.

And remember, real estate is local. What's happening in Downtown St. Cloud may be very different from what's happening in Harmony or along the Narcoossee Road corridor.
