St. Cloud Housing Market Continues to Shift
One of the biggest themes from the May 2026 market report is that the market continues to favor buyers more than sellers.
While homes are still selling, inventory levels remain elevated and many listings are spending significantly more time on the market than they were a year or two ago. Buyers have more choices, which means sellers must be strategic when it comes to pricing, presentation, and condition.
Jeanine emphasized that gone are the days when homeowners could simply list a property without making updates and expect multiple offers. Today's buyers are comparing resale homes to new construction communities that often offer builder incentives, lower interest rates, and move-in-ready finishes.
ZIP Code 34769 Market Update
The 34769 area, which includes much of Downtown St. Cloud and the State Streets, saw 17 homes sold during May 2026.
Single-story homes continued to command higher prices per square foot than two-story properties. While pricing showed a slight month-over-month improvement, year-over-year values remain down approximately 6%.
Perhaps most notable is the growing gap between homes that are selling and homes that remain active. Current active listings in the area are averaging approximately 118 days on the market, highlighting the importance of proper pricing and property preparation.
ZIP Code 34771 Market Update
The Narcoossee Road corridor remains one of the busiest areas in St. Cloud.
A total of 101 homes sold during May 2026, making it one of the strongest-performing ZIP codes in the region. Home values remained remarkably stable compared to both last month and last year, suggesting that this market has found a level of consistency despite broader market shifts.
However, active listings are averaging more than 100 days on the market, indicating that even in stronger areas, buyers are taking their time and evaluating options carefully.
ZIP Code 34772 Market Update
The 34772 area continues to experience price adjustments.
Seventy homes sold during May 2026, but both month-over-month and year-over-year price-per-square-foot averages showed declines. Inventory remains elevated, and active listings are averaging over 100 days on market.
For sellers, this means that pricing realistically from the start is more important than ever. Buyers are carefully comparing available inventory and looking for value before making offers.
ZIP Code 34773 Market Update
The 34773 ZIP code, which includes Harmony and surrounding communities, recorded 21 home sales during May 2026.
Although overall sales volume was lower than the same period last year, resale activity remained relatively steady. Current active listings are averaging approximately 101 days on market, further demonstrating the slower pace many sellers are experiencing throughout Central Florida.
Harmony Florida Market Report
As always, the Discover St. Cloud Florida Podcast took a closer look at Harmony, one of the area's most popular master-planned communities.
Harmony Main recorded a limited number of sales during May, including a condo sale, two resale homes, one custom home sale, and two sales within The Lakes at Harmony, the community's active adult neighborhood.
Harmony West and Harmony Central continued to contribute additional sales activity, although overall transaction volume remains modest compared to previous years.
Despite fewer transactions, Harmony continues to attract buyers who appreciate its unique lifestyle, top-rated schools, golf course, community pools, extensive walking trails, lakes, parks, dog parks, and small-town atmosphere.
What Buyers Should Know Right Now
For buyers, today's market offers opportunities that simply did not exist during the peak market years.
Inventory levels are higher, sellers are more willing to negotiate, and buyers have more leverage during the transaction process. Many sellers are willing to contribute toward closing costs or work with contract contingencies that may have been rejected during more competitive market conditions.
According to Jeanine, buyers who are not currently tied to another home sale are in an especially strong position.
What Sellers Need to Know
The biggest takeaway for sellers is simple: preparation matters.
Homes that are updated, well-maintained, properly priced, and professionally marketed are still selling. However, average homes in average neighborhoods are facing increased competition and often need to compete on price.
Jeanine stressed the importance of having realistic expectations and working with an experienced local real estate professional who understands the nuances of the current market.
In today's environment, pricing a home correctly from the beginning can make a significant difference in both days on market and final sales price.
Vacant Land Activity
Vacant land sales remained relatively quiet during May 2026, with only a handful of transactions recorded.
Most sales involved approximately one-acre parcels, and activity remained largely driven by individual buyers rather than large-scale development projects.
