Now that Osceola County students are officially back in the classroom as of this week, the peak summer real estate rush in St. Cloud has officially drawn to a close. The flurry of families hurrying to buy, close, and settle before the first day of school is behind us—and the seasonal market shift is here.
In Episode 104 of the Discover St. Cloud Florida Podcast, Jeanine Corcoran, broker and owner of Corcoran Connect Realty, alongside Kristin Macari, broke down July’s local MLS data across ZIP codes 34769, 34771, 34772, and 34773. The takeaway for home sellers heading into late summer and fall is clear: inventory is climbing, market times are lengthening, and strategy matters more than ever.
The Numbers: Inventory Is Expanding Across All ZIP Codes
Across nearly every area we track, months of supply have increased noticeably compared to previous months:
- 34769 (Historic Downtown): Reached 5.1 months of supply, with price per square foot dipping 5.81% month-over-month.
- 34771: Recorded 117 sales with 3.6 months of supply—though resale sellers face heavy, uncounted competition from ongoing new-construction builder developments.
- 34772: Showed strong value resilience with a 4.8% price-per-sq-ft increase to $211.91, but inventory sits at 5.2 months of supply.
- 34773: Reached 7.2 months of supply, pushing this ZIP code furthest into buyer's market territory.

Jeanine Corcoran’s 3 Rules for Sellers Listing This Fall
- Acknowledge Builder Competition (Especially in 34771 & 34773): As Jeanine Corcoran emphasizes, resale sellers aren't just competing with their neighbors—they are competing with national builders offering aggressive rate buy-downs and closing incentive packages. Your home must be priced, staged, and presented to stand out against brand-new inventory.
- Respect the Time-to-Close Pipeline: Resale homes in 34771 are currently taking a median of 64 days to go under contract and 109 days to close. If your goal is to sell and move before the end-of-year holidays, getting your home on the market in August is essential.
- Price for Today's Market, Not Last Year's Peak: In a market with 5+ months of inventory, overpricing leads to sitting on the MLS. Jeanine Corcoran advises that homes sitting too long eventually undergo larger price reductions than if they had been priced accurately from day one.
