If you’ve been wondering what’s happening in the St. Cloud, Florida real estate market, the July 2026 numbers give us plenty to talk about. Home prices are shifting in several areas, inventory is increasing, and homes are generally taking longer to sell than they did during the fast-paced markets of recent years.

Let’s take a closer look at the July 2026 real estate market across St. Cloud ZIP codes 34769, 34771, 34772, and 34773, along with Harmony, Harmony West, Harmony Central, vacant land, foreclosures, and short sales.
St. Cloud 34769 Real Estate Market
In ZIP code 34769, 17 homes sold during July. Sixteen were single-story homes, selling at an average of $223.06 per square foot, while one two-story home sold at $134.95 per square foot.
The overall average price per square foot was approximately $217.87, representing a 5.81% decrease from June and an 8.6% decrease year over year.
Homes took a median of 43 days to go under contract and approximately 74 days to close.
Perhaps one of the most important numbers to watch is inventory. The 34769 market reached approximately 5.1 months of supply in July—a noticeably larger supply than this area has experienced for quite some time.
For homeowners considering selling in 34769, pricing and preparation are becoming increasingly important as buyers have more choices.
St. Cloud 34771 Real Estate Market
ZIP code 34771 recorded the most sales of the four St. Cloud ZIP codes we track, with 117 homes sold during July.
Of those, 56 were single-story homes averaging $233.61 per square foot, while 61 were two-story homes averaging $190.69 per square foot.
The combined average was approximately $210.75 per square foot, down 5.44% month over month and approximately 2% year over year.
Resale homes took a median of 64 days to go under contract and 109 days to close.
Inventory stood at approximately 3.6 months of supply, and it is important to remember that this figure does not include all of the new-construction inventory available throughout 34771.
That competition from builders is something resale sellers should consider carefully when positioning a home for the market.
St. Cloud 34772 Real Estate Market
The July numbers in 34772 were particularly interesting.
A total of 63 homes sold, including 42 single-story homes and 21 two-story homes.
Single-story properties averaged $255.54 per square foot, while two-story homes averaged $184.65 per square foot. The overall average came to approximately $211.91 per square foot.
Unlike several other St. Cloud ZIP codes, 34772 experienced a 4.8% month-over-month increase in average price per square foot. Year over year, prices were relatively stable, showing a decrease of less than 1%.
Resale homes took a median of 59 days to go under contract and 96 days to close.
Inventory reached approximately 5.2 months of supply, again excluding some new-construction inventory.
St. Cloud 34773 Real Estate Market
ZIP code 34773 continues to be an important market to watch.
Only 15 homes sold during July—five single-story homes and 10 two-story homes.
Single-story properties averaged $189.21 per square foot, while two-story properties averaged $185.14 per square foot. The overall average was approximately $186.50 per square foot.
That represents roughly a 2% decrease from June and a more significant 10% decrease year over year.
The median time to contract was 42 days, while the median time to close was 88 days.
The number that really stands out, however, is inventory.
At the current absorption rate, 34773 had approximately 7.2 months of supply based on the data reviewed for this report—and that does not include every new-construction property available.
For sellers, increased inventory means there is more competition for today's buyers. Pricing a property correctly from the beginning, preparing it properly for the market, and having a strong marketing strategy can make an important difference.
Harmony, Harmony West & Harmony Central
Because Harmony, Florida is such a distinct real estate market within 34773, we also track its numbers separately.
Harmony recorded only nine sales during July.
Those sales included one condo, five traditional resale homes, two East Lake properties on Songbird Circle, and one custom home.
The custom home was an especially notable sale. It received multiple offers and ultimately sold above its list price at approximately $254.09 per square foot.
In Harmony West, five new townhomes sold, while only three resale properties closed during the period covered by the report.
Harmony Central recorded two resale sales, both two-story homes, averaging approximately $193.13 per square foot.
These numbers demonstrate why looking at real estate on a neighborhood-by-neighborhood basis matters. Even communities located within the same ZIP code can experience very different market conditions.

Are Foreclosures Increasing in St. Cloud, Florida?
This is a question we're hearing more often, so we took a closer look at the numbers.
Across the four St. Cloud ZIP codes covered in this report, there were only five active REO—or bank-owned—properties, with one additional property pending at the time the data was reviewed.
Short sales, however, are something we're watching.
There were 31 active short sales and 20 pending short sales across the four ZIP codes.
That's 51 active or pending short sales.
Does this mean a foreclosure wave is coming? The July MLS data does not support making that conclusion. However, the number of short sales is certainly worth monitoring, and we plan to continue tracking distressed properties in future market reports.
St. Cloud Vacant Land Sales
There were 13 vacant land sales during July.
Most of the transactions were relatively typical residential land purchases rather than large development or multimillion-dollar land transactions.
Among the larger parcels were properties of approximately 6.59 and 6.25 acres. Cash continued to be a common method of purchase, along with a small number of conventional and seller-financed transactions.
What Does the July Market Mean for St. Cloud Home Sellers?
The July numbers reinforce something we've been discussing with sellers: this is not the market where you simply put a home on the MLS and wait for multiple offers to arrive.
Buyers have choices.
In certain parts of St. Cloud, sellers are competing not only with other resale homes but also with new-construction builders offering incentives.
That makes the fundamentals even more important.
Your pricing strategy needs to reflect current market conditions. Your home needs to show well. Your photography and marketing need to capture buyers' attention. And your real estate agent needs to understand the specific neighborhood—not simply the broader Central Florida market.
The right strategy can vary significantly between 34769, 34771, 34772, 34773, Harmony, Harmony West, and even from one street to another.
What Does the July Market Mean for St. Cloud Home Buyers?
For buyers, increased inventory can create something we haven't always had in recent years: options.
More inventory and longer market times may provide buyers with additional opportunities to compare properties and potentially negotiate terms.
But desirable homes that are priced correctly can still attract significant interest—as demonstrated by the Harmony custom home that received multiple offers and sold above asking price.
The key is understanding where opportunities exist and having an experienced local real estate professional helping you evaluate the property, comparable sales, competition, and terms.
